Step 2: The Offer Is Submitted

Once the buyer decides to make an offer, I’ll typically receive a phone call from the buyer’s Realtor. During this initial conversation, the buyer’s agent will:

Highlight the strengths of the offer.

Share details about the buyer’s financial qualifications.

Outline any contingencies included in the offer, such as inspection or financing conditions.

Step 3: Review the Offer

After the call, I’ll carefully review the written offer. My goal is to provide you with a clear and comprehensive understanding of the offer’s terms. To do this, I will:

Analyze the Offer: Break down the offer’s details to outline its strengths and any potential drawbacks.

Calculate Your Net Proceeds: Create an estimate of your closing costs, showing you exactly how much you’ll walk away with after the sale.

Communicate the information: Email you a summary of the offer and follow up with a phone call to ensure all your questions are answered. 

Finalizing the Deal

A counteroffer is what’s most common, and the process is usually quick and cordial. Once the terms are agreed upon, both parties will sign the finalized agreement. The signed contract will then be delivered to all parties involved, marking the official start of the closing process.

The Closing Process

As soon as the buyer has satisfied their contingencies and obtained a satisfactory mortgage commitment, we can schedule a day and time to conduct the settlement. At settlement:

o   The buyer officially becomes the owner of your house.

o   You receive the net proceeds from the sale.

As a pet owner, I know firsthand how challenging it can be to sell your home while ensuring your furry friend stays happy and stress-free. When I sold my home, I had a 100-pound Cane Corso who was very protective of our space. She wouldn’t let anyone in the house, which meant my only option was to leave with her during showings. While this worked for us, it’s not the only solution!

If you’re in a similar situation, here are some tips and options for selling your home with a dog:

1. Arrange for Doggy Daycare or a Pet Sitter

Consider taking your dog to daycare or hiring a pet sitter during open houses and showings. This keeps your pet safe, minimizes stress, and ensures prospective buyers can view your home comfortably.

2. Set Up a Comfortable Space Outside

If your dog is comfortable outdoors, create a secure, shaded area in your yard where they can relax during showings. Make sure to provide water, toys, and supervision if needed.

3. Plan Showings Around Your Schedule

Work with your Realtor to schedule showings when you’re home and can take your dog out for a walk or a drive. This gives buyers uninterrupted access while allowing you to manage your dog’s routine.

4. Crate Training for Temporary Containment

If your dog is crate-trained and comfortable in their crate, this can be a great option for shorter showings. Place the crate in a quiet room and add a cozy blanket or their favorite toy to help them relax.

5. Board Your Dog Temporarily

For sellers with a busy showing schedule, boarding your dog for a few days or weeks might be the most convenient option. This ensures your home is always ready to show and keeps your pet out of a stressful situation.
